Communications Hill is one of the largest planned neighborhood communities in San Jose. This massive project was envisioned as far back as 1984 as a planned high-density, mixed-used urban neighborhood. The current approved project calls for the development of about 2,200 new homes, 67,500 square feet of commercial or retail space, 1.4 million square feet of industrial park uses, plus parks, open spaces and trails in the hills south of downtown San Jose.
Location
It is ideally located in the heart of Silicon Valley and provides easy access to US-101, Highways 85 and 87, Interstates 280 and 680, San Jose International Airport (SJC) and the region's major employers.
Parks and Amenities
Named for the 114-foot decommissioned microwave tower at its peak, Communications Hill boasts incredible views of the surrounding area, especially at the Grand Staircase leading to the top of Communications Hill. The staircase was designed by architect Daniel Solomon who wanted to mimic the design of the well-known Telegraph Hill in San Francisco, which features a 400-step staircase ascending to Coit Tower. At the top of the Grand Staircase there is a panoramic view of south San Jose and the Santa Cruz mountains, making it a popular tourist destination and photo op.
Communications Hill includes hiking and walking trails and three acres of completed parks including the notable Vieira Park, perfect for having a picnic and watching the sun set over the mountains in the distance. The community plans detail the development of an additional 5 miles of new walking trails.
Living in Communications Hill
The housing at Communications Hill has been an ongoing construction project managed by KB Homes. They have several home model plans available for sale including series Platinum II, Metro II, Catalyst, Promenade II, and Latitude.
Platinum II
The Platinum II plans are single family homes priced starting at $1.75 million. Floor plan sizes range from 2,250 to 2,760 square feet and have four bedrooms and three-and-a-half bathrooms and an attached two car garage. These homes have features like separate first floor master suites with private entrances, private balconies and patios, and incredible views of the hills in the distance.
Metro II
The Metro II plans offer beautiful new townhomes priced from the low $900,000s. With up to four bedrooms and three-and-a-half bathrooms and ranging in size from 1,650 to 2,000 square feet, these homes also feature desirable design characteristics such as open floor plan living and spacious kitchens, as well as private and attached garages.
Catalyst
Catalyst features three different townhome plans each priced around $1 million. Depending on the plan, the townhomes can have anywhere from two to four bedrooms and three-and-a-half bathrooms and a living area of 1,800 to 2,000 square feet. The plans all feature an open floor plan design, making the home feel spacious and airy. Each has three floors and includes a private two car garage.
Promenade II
The Promenade II plans offer single family homes with four or five bedroom and three-and-a-half or four bathrooms. Priced around $1.2 million, these homes have approximately 2,100 square feet of living space and a two car attached garage. Open floor plans and huge windows floor to ceiling make these single family homes light and attractive.
Latitude
The Latitude plans are affordably priced, starting in the low $700,000s. The new single-story flats offer up to three bedrooms and two baths, and showcase desirable design characteristics like gourmet kitchens overlooking expansive great rooms, master suites with walk-in closets, and ample storage space. Each of the condominium buildings feature a rooftop deck with BBQ stations and lush landscaping, which creates a fresh-air dining and entertaining area. Homeowners will also enjoy their own private, secure two-car parking garage.
